This part wants to show the change he has undergone the first line is something about luxury then.. I would leave out the "NEW" as he's not living in a new room but a SINGLE room (the difference between his old status and the new one with no money left) so "a" is fine here I think

I agree with the rest still trying to find out the unclear line.. something with avenue maybe? Ah I hear it.. "from 5th avenue down"
