I can only remember the refrain:

It’s primarily acoustic guitar, but it’s got a bit of a grander sound, somewhat like Eddie Vedder’s “Big Hard Sun”. I'm pretty sure it's 2 men, much like Extreme's "More Than Words". Best guess is late 80's or early 90's. My luck, probably off some rare movie soundtrack...

Any help would be SO much appreciated!

Reminds me of "Hey There Delilah" by Plain White T's but the lyrics aren't an exact match.

From a literal lyrics perspective, this is the closest I've found, but unfortunately it's not the song I have in mind. Even the acoustic version is not really as 'soft rock' as this song would be considered.
