    This song is from 70's (99% sure) or early 80's.

    The lyrics I can identify are

    Obviously i've searched on Google but couldn't find anything.

    Any help would be appreciated.

    Can you describe it more, like type (e.g., country song), artist (male/female, a band, duo?), etc.

    This is balad type song with a male group. The verses sound like the eagles a bit but the chorus a bit osmond like. I wish i could post a voice recording as i have it on a cassette, just bad quality.

    managed to find it.

    love is its own reward by steve kipner (NEVER HEARD OF HIM), searched on Gracenote and looked under what i guessed was the title and then looked up each artist on google. he turned out to be a songwriter and the style of his songs were similar so i assumed he was a good place to start. finally got it from limewire. happy is me.
