On the other hand, I have a query about this sentence:

पड़ोसियों के साथ दोस्ती को बनाए रखा जाना चाहिए
"Friendship should be maintained with the neighbours" (from the course "I Speak Hindi)

My explanation:
पड़ोसियों के साथ= with the neighbours
दोस्ती को= the friendship (को is demanded by चाहिए)
रखा= perfect form in the singular of the verb रखना (to maintain)
रखा जाना चाहिए= it should be maintained
I wonder what function fulfills बनाए (perfect form of बनाना [to make], I think).

Its बनाए रखा जाना that stans

Rakhna also means to place

Glass ko mez par rakh do.

Place the glass on the table

Banana = To Make or construct.

Ab hum dost ban gaye hai

Now we have become friends.

Banaye rakhna = to keep what is made in place or as u said maintain

Humein sharab cigarette jaisi cheezon se doori banakar rakhni chahiye .

We should maintain a distance from items like alcohol and cigarette,.

So in the above sentence it's बनाए रखा जाना that means to be maintained.

Sometimes different words have to be added to make proper sense.

Another question: in that sentence, is "banakar" bana(na) kar(na): after making?

No it's Should mantain.

Rakhni chahiye gives the should sense to the sentence

as

Hume vatavaran ko saaf rakhna chahiye

We should keep the environment clean.

A little question:

कृपया मेरे घर शनिवार को आयें: Please come to my house on Saturday ("I Speak Hindi" course).

I think आयें should be आइये. Anyway, it isn´t necessary the dot over the "e". I´m right?

Aap mere ghar zaroor आयें = You must come to my house. (An Invitation)

Aap mere ghar आये (without dot) = U came to my house.

Meaning changes.

आयें seems an optative tense.

Well I don't see much difference between Magar and Lekin boyh mean but. And if I am not mistaken Lekin is also used in Arabic.

Sometimes we have more than one word to convey the same meaning.

If U want to say But listen to me

U can say it using 3 different words all meaning but

Par Meri baat to suno
Lekin meri baat to suno
Magar meri baat to suno

or u want to say But I have a condition

Magar meri ek sharat hai
Lekin meri ek sharat hai.

Although the question is not clear to me...What exactly do u mean when u say it is an operative sentence.

Remember Whenever you will invite or request someone or are addressing a a group of people then the verb will have the slight 'n' sound denoted by dot.

I know these imperatives of आना and देना:
Intimate: आ / दे
Familiar: आओ / दो
Polite: आईए / दिजीए

I think आयें and खोल दें are forms of optative (or subjunctive) tense:

hmmmWhat the native speakers just know these courses present the same in a complicated manner.
But based on the link u sent and the definition there which says

The optative tense (also called the subjunctive or conditional tense) is used to express an action that has not happened yet which is in doubt, or subject to conditions, or uncertain.

There are not in optative tense because he is sort of instructing the person to come to his house and there is no element of doubt in the mind of the speaker.

Had it been like the optative tense I think it would have been like this.

1. Kya aap shanivaar ko mere ghar aa sakte hai?

Can U come to my house on Saturday.

2. Kya Kripya aap woh khirki khol denge?

Would U open the window?

Now these sentences have an element of doubt there...whether or not the work will be done.

That's what I think.

So, what´s the difference with (कृपया) मेरे घर शनिवार को आईए?
