Note #1 : I have no idea wahtالنني means and couldn't find out this word in dictionaries .
Note # 2 : I don't understand this verse. If the verse was القرب و جماله انا و انت so it could be tranlsted into the presence and its power/beauty this is who we are. But I've listend the song many times and he just sings القرب جماله انا و انت .

انا و انت انا و انت انا و انت العين و النني could be translated into you and me,we are one like the eye and the pupil or Cazerek's suggestion : you and me,we are very dear to each other
Regarding Note #2 :
و القرب جماله انا و انت
و الحب اماله انا و انت
Maybe the problem here is the lack of punctuation as usual in arabic texts.So I guess the verses could be written and translated into :
El2ourb , gamalouh ana w enta / The beauty of being close together(near each other) is you and me
El7oubb , Amalouh ana w enta / The hope of loving is you and me
